SCHEMATIC DESIGN November 26, 2014 Shenzhen hUAQIAnG CReATIVe InDUSTRY PARK PARCelS #1-#3 深圳华强创意产业园地块 #1-#3 Prepared for: Shenzhen Huaqiang Creative Industry Park Investment and Development Company Prepared by: SWA Group 委托方：深圳华强创意产业园投资开发有限公司设计方： SWA集团有限公司 The project site is situated between two seemingly opposing forces; urban development coming from the southwest and natural open space coming from the northeast. The master plan will look to combine these elements to create a unique and iconic development that will host regional office headquarters, research laboratories, residential housing, and retail entertainment. Framing the perimeter of the project with a natural open space character will not only help the site blend in with its surrounding context, it will also help reduce noise and view corridors to the high speed rail line. Furthermore, there lies a significant opportunity to utilize the 90 meter setback as a linear park that provides recreation for residents and workers while providing access to nearby developments. The Shenzhen Huaqiang Creative Indutry Park is part of a growing commercial and residential expansion just outside the commercial core of downtown Shenzhen. The Innovation Park is strategically located next to a high speed rail transit center that will easily and quickly connect pedestrians to downtown Shenzhen. With future urban development occurring along Guanguang Road to the south, and extensive open space areas to the north and east, the Innovation Park will need to combine these seemingly opposing forces into a unified identity. This strategy will allow for a diverse mix of programmed space occurring at a variety of different scales while maintaining a singular project identity. This planting strategy will allow for unique plazas and gardens to sit within a unified streetscape framework that establishes hierarchy throughout the development. The street tree type and layout will play an important role in defining the landscape framework. Formal street tree planting along the north/south streets will connect to the urban fabric along Guanguang Road. Informal tree drifts along the east/west roads will connect the surrounding natural environment through the site. Wide sidewalks along the north/south roads will contain small landscape buffers which separate the street sidewalk from the retail/residential sidewalk. Along the east/west streets, the wide sidewalks will be primarily paved with informal tree drifts that allow for maximum visibility and pedestrian access to the retail storefronts. Informal planting and undulating berms along the west edge of the project will visually screen the high speed rail and provide a natural backdrop that can be seen throughout the site. As this open space area enters the project between parcels 1 & 3 it will become more stylized and open up to large turf areas and plazas. This linear park will terminate at a large berm featuring an observation tower that will be a sculptural beacon for the Creative Indutry Park. Landscape berming around the project perimeter will borrow from the adjacent open space to help visually connect the project with its context. As the berms enter the project they will transition into streets and buildings in a variety of different ways. Parcel 4, the ceremonial heart of the project, will not have landscape berms. Formal alless of trees running north/south and informal tree drifts running east west help guide pedestrians to retail and office destinations. The perimeter planting will borrow from the forest along the north and east edges of the project and form a linear park that provides seating and recreation for nearby residents. A retail promenade that connects from the perimeter edge of Parcel 7 through Parcel 6 and Parcel 4 creates strong identity for the project. This promenade will be defined by linear paving and informal palm tree planting that helps visually connect both the street and podium levels. The retail promenade and palm trees will continue through the heart of Parcel 4 where the palms will visually penetrate the podium level and provide a strong visual connection from the garden above to the retail below. Using the landscape concept of merging nature with city the streets will have two distinct typologies. Streets oriented in the North/South direction will evoke a formal character with linear allees of trees framing the street. Understory planting will help buffer pedestrians from the adjacent street traffic. In contrast to the North/South streets that maintain a formal urban character, the East/West streets will borrow from the informality of the adjacent forest area to create drifts of trees that frame the street and enhance pedestrian connectivity from both sides of the street. The curvilinear path system provides residents a variety of experiences all within a relatively small space. Informal tree massing helps establish individual garden rooms while preserving view corridors to the adjacent city park and mountains beyond. The various garden designs are informed by the surrounding landscape of the Creative Industry Park, where city and nature merge together to create an unique pedestrian experience. Parcels 1 & 3 feature a linear garden design that helps connect the singular R&D use of the two parcels, and borrows from the urban vocabulary of the surrounding developments and high speed rail infrastructure. Parcels 2 & 5 will contain dense planting and gardens that visually connect to the adjacent forest areas. Centered between these two design typologies are Parcels 4, 6, 7 & 8 where a new garden type will emerge that is informed by both nature and urban form. Graceful curves, landscape berms and informal drifts of accent trees will be contained in raised planters that are sculptural with a refined stone finish. Composed of a series of narrow rectangular paving bands that reinforce the linear orientation of the parcels, employees can enjoy outdoor seating areas and small function space that can extend the buildings program into the garden. Two distinct types of landscape will frame the pedestrian walks. Metaphorically borrowing from the adjacent open space, the west edge of the garden will be composed of informal perennial planting that seamlessly blend the foreground into the surrounding context.
